Start by finding your form in the “Forms Library” (click “Transactions” and then “Forms Library” on the left.


       




Find and click on the form you want to program.


       




Once you’ve selected your form, click on the “Pages” tab.


       




To start adding fields to your form, click the green “+Add” button at the top-left corner of the page. 


        




Once you add a text field, you’ll notice that you can use the toolbar, located at the top of the form.  Once you add the text box, you can edit the text in various ways using the toolbar:


        


  • Assign: (Contact, Vendor, Property, Financial, Dates, and Agent) information to text boxes, and edit text. If you prefer to not work with the full size Toolbar, you can click on the Actions button, and select Use Condensed Toolbar.


                 


  • Editing Text: You can edit the text in various ways; font type, font size, font color, bold, italic,  and justification of text. 


                



  • “+”:  This cross icon allows you to add multiple text boxes to follow one that you have already added in the case you have a large amount of text you need to add to a page. When you select a text box, and then click on the “+” icon, you will see additional text boxes appear and they will also have numbers in front of them as you add more. 

                



  • Lock: If you insert a text box onto the page, fill in text for it, you can lock the text box from being editable to agents in future transactions by clicking this icon. 


                



  • Trash Can: This icon allows you to delete a field by: 1) clicking on the field you want to delete 2) clicking icon. 


                


  • Backspace: This icon will allow you clear all the fields on a page.



  • Notepad Icon(Signer options): This icon will allow you to make a field (Text, Check box or Initials) able to fill out now, make it optional for the signer, or make it required for the signer. 

                


  • Save: Saves editing that you make in a document. It will save all edits regardless of which page you are on when you press it.

  • Page Scroll: Allows you to switch between pages. 


                



  • Question Mark: By clicking on this Icon, a “ Tips & Tricks for Using the Form Editor” menu will appear with helpful hints on how to use the form editor. To read more information about a specific task, simply click on it. 


                



You can do more than just add text to your form.  Right-click anywhere on the form page to access the menu of what you can do.


        


    Add: Allows you to add a new field to the page.  

  • Text:  Text boxes allow you to add text inside of them manually or populate information from the People, Property, Financial, or Dates tabs from a transaction. To add a text box, right-click anywhere on the page, then click “Add”, then “Text”.


                


  • If you want to populate this information from a transaction into a text box, select the box you want to program (it will be highlighted in green once you have done so.) 


                


  • You can convert a field from one type to another using the convert option.


  • You can split a field into two using the split option.


  • Click Assign, and select the information you want to populate into the box you selected. (Scroll through drop down menu options and follow the > in order to select the information you want to populate)


                



Resize Text Box: hover cursor over bottom right of the box, then click and drag the cursor to change the size of the box accordingly. 


Move Text Box: Hover the mouse on the edge of the text box until you see a plus sign with arrows > click on the box > move accordingly.  



  • Checkbox: These boxes can be checked, or left blank (as an option for an agent to complete at a later time). In order to check the checkbox, simply double click on it. To uncheck a box, do the same thing. 

                


  • Signature: This allows you to program signature fields of various signers (Vendors or Signers) on the form. When you select this option, a signature box will appear.


                


  • In order to program a Signature field, simply select the Signature box you want to program, and then click the blue Assign button and choose the person whom you want to program. These fields can be left blank for an agent to program at a later time.


                





  • Initials: This allows you to program initial fields of various signers (Vendors or Signers) on the form. When you select this option, an initial box will appear. 

                


  • In order to program an Initial field, simply select the Initial box you want to program, and then click the blue Assign button and choose the person whom you want to program. These fields can be left blank for an agent to program at a later time.


                

By default, the signature date and time will be placed under the signature and initial spots. This is a brokerage-wide setting. If you'd like to disable this feature, please navigate to Setup → Brokerage and toggle off Automatically Add Date and Time to Signatures and Initials (Broker permission only.)

  • Signature Date: This allows you to program a signature date field of various signers (Vendors or Signers) on the form. When you select this option, a signature date box will appear. 


                


  • In order to program an Signature Date box, simply select the Signature Date box you want to program, and then click the blue Assign button and choose the person whom you want to program. These fields can be left blank for an agent to program at a later time.


                


  • Signature Date & Time: This allows you to program a signature date and time field of various signers (Vendors or Signers) on the form. When you select this option, a signature date and time box will appear. 

    

                


  • In order to program a Signature Date & Time box,, simply select the Signature Date & Time box you want to program, and then click the blue Assign button and choose the person whom you want to program. These fields can be left blank for an agent to program at a later time.


                



  • Strikethrough: When you select this option, a Strikethrough bar will appear. In order to edit the length of a Strikethrough, hover your cursor over the rightmost end of the line until you see a horizontal line with arrows on it. Once that icon appears, you can then click, and drag the Strikethrough to the right until you have reached your desired length. You can move the Strikethrough by simply hovering your cursor above the Strikethrough, click, and then move the Strikethrough to your desired place on the page.


                


  • Strikethrough Box: When you select this option, a Strikethrough box will appear. This will allow you to strikeout large paragraphs of text.



  • Highlight Box: When you select this option, a Highlight box will appear. This will allow you to highlight sections of text.


Resize Field Boxes: hover cursor over bottom right of the field box, then click and drag the cursor to change the size of the box accordingly. 


Move Field Boxes: Hover the mouse on the edge of the field box until you see a plus sign with arrows > click on the box > move accordingly. 


You can also do some various other things on the Right-click Menu, such as:


  • Delete: Allows you to delete a field that you have right clicked on.    


        



  • Copy to All Pages: Allows you to copy a field to the same position on every page of that form. 


        



  • Signer Options: Allows you to make text boxes, check boxes and initials optional or required. Only the first signer (the person whom you send out a signature request to first; which could be any party in the transaction, you choose who to first send a signature request to) will be able to complete text or check boxes.


        



  • Font Color: Allows you to change the color of text (or the X in a check box) inside of a; text box, signature field, or signature date field. 


        


  • Lock Field: Allows you lock the field from being editable to agents in future transactions.
